1145.02   MINIMUM DIMENSIONAL REQUIREMENTS.
   No building shall be erected or enlarged in the R-3 District unless the following minimum requirements are met:
 
Lot area
7,500 square feet (see Section 1145.03)
Lot width
50 feet (see Section 1145.03)
Front yard*
25 feet (or average of existing setback for existing home)
Side yards*
5 feet
Rear yard*
40 feet
Ground floor area
800 square feet
Total floor area
1,000 square feet
