Except as exempted by Section 1103.01(36)A., these Subdivision Regulations shall apply to any division of any parcel of land into two or more parcels or lots, any one of which is less than five acres.
(a) (1) A minor subdivision shall be considered to be the division of an original tract of land into five (5) parcels or less, all parcels to front on an existing improved public street and where the transfer of said parcels is to be completed by a metes and bounds description rather than by a subdivision plat.
(2) A minor subdivision may be approved by the Planning Commission as provided in Chapter 1105
without the filing of a subdivision plat.
(b) A division of land that does not comply with the provisions of subsection (a)(1) hereof shall be required to follow all provisions contained in these Regulations.
