§ 151.03  REQUIREMENTS OF OWNER- OCCUPANT.
   (A)   The following requirements must be met with regard to the owned mobile home in order for any owner-occupant of an independent mobile home to be excepted from the restrictions of § 151.02:
      (1)   The mobile home shall have a minimum floor area of 480 square feet and shall not be located on any tract of land or lot whose dimensions are less than 40 feet by 140 feet;
      (2)   The mobile home shall be properly connected to the town’s sewer system, if available, or to an approved septic system, provided there be no more than one mobile home on a 1,000-gallon septic tank, approved by the County Board of Health;
      (3)   The mobile home shall be properly connected to the town’s water system;
      (4)   The mobile home must be kept in good appearance, repainted when needed, and maintained in good repair, and the lot on which the mobile home is located shall be kept clean and in good appearance.
Any person or persons affected by this section, after being given notice by the town, shall thereafter have a period of 30 days to fulfill the requirements of this section prior to penalty;
      (5)   The mobile home may not be inhabited by a greater number of persons than that for which it was designed;
      (6)   The mobile home shall meet the Mobile Home Code A119.1, as approved by the American Standards Association; and
      (7)   All mobile homes shall not be located closer than 25 feet to a front, 11 feet to a rear and five feet to a side property line.
   (B)   Provided, however, any owner-occupant already meeting the requirements of division (A)(1) through (A)(6) above shall be given 90 days from the effective date of this chapter to fulfill the requirements of division (A)(7) above.
