As used in this article:
(a) "Landlord" includes all persons, corporations, partnerships, association or any other entity that owns land or an estate in land and has leased same to another person or entity.
(b) "Tenant" includes any person, corporation, partnership, association, or any other entity who occupies or is in possession of the premises of another under a lease, either written or verbal, regardless of whether any monetary payment is made for the occupation.
