3-12-10: ALTERATIONS, ADDITIONS, STORAGE AND OCCUPANCY:
   A.   General Requirements: All building, plumbing, heating, air conditioning and electrical connections, alterations or repairs in mobile home parks and individual mobile homes shall be made in accordance with applicable local regulations.
   B.   Permanent Additions: No permanent additions to a mobile home unit shall be permitted. Roofed patios are permitted, provided they are not physically attached to the mobile home unit.
   C.   Separate Storage Structures: Small storage structures are permissible within ten feet (10') of a mobile home, provided they are:
      1.   Not larger than approximately six feet (6') by eight (8) in floor plan by eight feet (8') in height.
      2.   Constructed entirely of fireproof materials such as sheet metal.
      3.   Capable of being completely and easily disassembled and are readily portable.
      4.   Used for only storage purposes.
      5.   Not attached to a mobile home or used as an auxiliary room or otherwise used for dwelling or living purposes.
      6.   So constructed and maintained that a rodent harborage is not created.
      7.   Placed no closer than fifty feet (50') from any street.
   D.   Cupboards: Small storage cupboards if neatly and substantially constructed shall also be considered permissible within ten feet (10') of a mobile home even when constructed of nonfireproof materials, provided they are:
      1.   Serviced without walking into the structure.
      2.   Equipped with shelves so arranged as to prevent a person from stepping or walking into the structure.
      3.   Horizontal depth of structure not greater than approximately thirty inches (30") (average adult arm length) in order that the rear portion of shelves can be serviced from a position outside the structure.
      4.   Do not create a rodent harborage.
      5.   Placed no closer than fifty feet (50') from any street.
   E.   Occupancy Of Mobile Homes: Occupancy of the mobile home shall be limited to the design capacity of the mobile home. This is established by the number of sleeping spaces provided in the mobile home.
   F.   Mobile Home Stand: Each mobile home stand is to be four inch (4") reinforced concrete and a minimum of fifteen feet (15') wide by fifty five feet (55') long.
   G.   Wheels and hitches shall not be removed from mobile home units. (Ord. 070102B, 7-1-2002)
