The area requirements for dwellings shall be the same as the requirement of the R General Residential District. The following requirements shall apply to all other uses permitted in this district:
(A) Front yard. All buildings shall set back from the street right-of-way line to provide a front yard having not less than 25 feet in depth.
(B) Side yard. When siding on a residential district, the side yard setback shall be one foot for each one foot of height of the commercial primary structure. However, the side yard setback shall not be less than 20 feet, and a solid wall or fence shall be constructed in accordance with section 11-9-9 of this title. There shall be a side yard setback from an intersecting street of not less than 20 feet. The side yard requirements of this section shall not apply when abutting a C-2 General Commercial District or a C-3 Intensive Commercial District.
(C) Rear yard. There shall be provided an alley, service court, tear yard, or combination thereof, of not less than 30 feet.
