§ 155.046 USES PERMITTED.
   Property and buildings in a C-1 Neighborhood Shopping District shall be used only for the following purposes:
   (A)   Uses permitted in R District. Any use permitted in an R General Residential District.
   (B)   Uses permitted on review in R District. Any use permitted on review in an R General Residential District.
   (C)   Retail stores. Retail stores and those which supply the regular and customary needs of the residents of the neighborhood and which are primarily for their convenience, as follows:
      Art school, gallery or museum.
      Artists' materials, supply studio.
      Automobile parking lot
      Baby shop.
      Bakery goods store.
      Barbershop.
      Beauty shop.
      Book or stationery store.
      Cafe.
      Camera shop.
      Candy store.
      Car wash facility.
      Cleaning, pressing, laundry collection agency.
      Curio or gift shop.
      Dairy products or ice cream store.
      Delicatessen.
      Dress shop.
      Drugstore or fountain.
      Farmers' markets as provided in Chapter 112 of this Code.
      Grocery store/convenience store not including the retail sale of gasoline, diesel or other motor fuels.
      Jewelry or notions store.
      Medical facility.
      Messenger or telegraph service.
      Musical instrument sales.
      Newspaper or magazine sales.
      Office business.
      Optometrists sales and service.
      Pharmacy.
      Photographer studio.
      Radio and television sales and service.
      Self-service laundry or dry cleaning.
      Sewing machine sales, instruction.
      Shoe repair shop.
      Sporting goods sales.
      Tailor shop.
      Toy store.
   Provided, however, no single family residences shall be allowed in C-1 or any commercial district where such use is contrary to the Comprehensive Plan(s) adopted by the Town of Wellston.
   (D)   Nameplate and sign. Nameplate and sign relating only to the use of the store and premises or to products sold on the premises; not to exceed 20 square feet, no flashing lights.
   (E)   Accessory buildings and uses. Accessory buildings and uses customarily incidental to the above uses.
   (F)   Restrictions. A building used for any of the above enumerated uses may not have more than 40 percent of its floor area devoted to purposes incidental to the primary use. No material or goods offered for sale or stored in connection with the uses enumerated in subsections (A) through (E) of this section shall be displayed or stored outside a building.
