§ 155.032 MINIMUM LOT SIZE.
   (A)   Water and sewer available. Where both a public water supply system and a public sewer system is available, no structure or use shall be constructed or commenced in the R district which does not conform with the following minimum requirements for lot size:

Notes:
1.   If the lot is a wedge shaped lot which meets the requirements of minimum lot size, it may have less than the minimum requirement for frontage as long as the front building line of the lot meets the requirements hereinabove.
2.   The depth of the lot shall not exceed 2½ times the frontage of the lot.
 
   (B)   Water and sewer not available or one system available. The minimum required lot area for all uses permitted in the R district, except mobile home parks, shall be the minimum required under applicable state law, rule or regulation where there is neither a public water supply system nor a public sewer system available, and the minimum required under applicable state law, rule or regulation where either a public water supply system or a public sewer system, one or the other, is available. In all instances, the minimum lot area required for a mobile home park in an R district shall be two acres if neither town water nor sewer is available, and one acre where either service is available.
