(A) Requirements. All lots and improvements within the A-2 district shall meet the following requirements:
(1) Minimum lot area. One-half acre where neither public water or public sewer systems are available.
(B) Use of lot. No more than one principal building shall be placed on any one lot.
(C) Frontage. Each lot shall have a frontage of not less than 65 feet from centerline of road.
(D) Coverage. Not more than 20 percent of the lot area shall be covered with improvements.
(E) Height. No improvement or structure shall exceed 35 feet in height above the mean elevation of the lot.
(F) Yards.
(1) Front. All structures shall have not less than a 30 foot front yard setback.
(2) Side. All principal structures shall have not less than a 25 foot side yard setback. Accessory buildings may have side yards of not less than ten feet.
(3) Rear. All principal structures shall have not less than a 50 foot rear yard setback. Accessory buildings may have a rear yard of not less than ten feet.
