Mobile homes shall conform to all the regulations and provisions of the housing code adopted by the town and to any rules and regulations adopted pursuant thereto, with the following exceptions or additions.
(A) Minimum lot areas for mobile homes shall conform to the following standards:

50 to 60 feet | 2,400 sq. ft. |
Over 60 feet | 2,800 sq. ft. |
(B) The maximum number of occupants of a mobile home shall be limited to the number determined on the basis of the square feet of habitable floor area exclusive of habitable floor area used for cooking purposes in accordance with the following:
(1) One hundred and fifty square feet for one or two occupants;
(2) Two hundred and fifty for three occupants; and
(3) Eighty square feet additional for each occupant thereof.
(C) Minimum floor widths shall be in accordance with generally accepted standards of the mobile home industry.
(D) Habitable space shall have a minimum ceiling height of seven feet over 50% of the floor area; and the floor area where the ceiling height is less than five feet shall not be considered in computing habitable floor area.
(E) A mobile home shall have a safe and unobstructed primary exit and an emergency exit located remote from the primary exit.
(F) A mobile home shall contain cooking equipment and refrigeration equipment of an approved type for mobile home installation.
(G) Suitable containers shall be provided for the temporary storage of garbage and refuse within the mobile home.
