1323.07  MULTI-FAMILY DWELLINGS.
   (a)   All Multi-Family Dwellings (Use Class 6), in any district where allowed as a principal permitted use, shall be served with public water and sewer facilities, shall have at least one and one quarter off-street parking space for newly constructed units, or one off-street parking space for converted units, per dwelling unit.  Each unit, whether in a conversion or newly constructed multi-family development shall contain not less than 500 square feet per unit and shall provide adequate light, air, heating and plumbing facilities for each unit.  Those regulations contained in Schedule II shall apply as well to the principal structure or structures involved, but without respect to the number of units in a given multi-family dwelling or development.

   (b)   All town houses (Use Class 6), in any district where allowed as a principal permitted use, shall be subject to the following restrictions and provisions:
      (1)   They shall be served with public water and sewer facilities.
      (2)   They shall consist of a minimum of three (3) units and a maximum of six (6) units per structure.
      (3)   The unit density per acre shall not exceed twelve (12).
      (4)   Minimum lot size per unit shall be at least 3,266 square feet.
      (5)   Minimum yard sizes:  Front - 20 feet;  Side - 5 feet each side; Rear - 20 feet.
      (6)   Minimum building width:  20 feet.
      (7)   Roof pitch:  Not less than four-in-twelve.
      (8)   Off-street parking:  Two (2) spaces in each unit or in a designated area.
      (9)   A homeowners association covering all units is required.
      (10)   A detailed plan addressing and outlining all sewage, water, traffic, drainage, environmental and City infrastructure concerns and requirements must be submitted with the building permit application.  All of the above concerns and requirements must be resolved in order for a permit to be issued.
   Schedule II shall not apply to Town Houses.
