If any non-conforming use of land is discontinued or abandoned for any reason for a period of two (2) years, such use of the land shall conform to the regulations specified by this Ordinance for the district in which such land is located. Whenever a non-conforming use of a building or portion thereof has been discontinued for a period of at least two years, such non-conforming use shall not thereafter be reestablished, and the future use shall be in conformity with the provisions of this Ordinance.
