(A) Such notice shall be deemed to be properly served if a copy thereof is:
(1) Delivered to the owner personally;
(2) Sent by certified or registered mail addressed to the owner at the last known address with return receipt requested; or
(3) Posted at the usual place of residence or usual place of business of the owner, agent, lessee, occupant, or person having the care or management of such premises.
(B) Service of such notice in the foregoing manner upon the owner’s agent or upon the person responsible for the structure shall constitute service of notice upon the owner.
