The following development standards shall apply to lots located within the "B-3" District:
Minimum lot area | • Single-family detached dwelling - 7,500 square feet • Two family dwellings - 5,000 square feet per dwelling • Three or more families - 2,500 square feet per dwelling • All other non-residential uses - none |
Maximum lot coverage | • 80% for all impervious surfaces for single-family detached dwelling uses • 100% for all impervious surfaces for all other uses |

Minimum front yard depth from the building line | • None |
Minimum side yard setback from the building line | • Principal structure - none unless abutting a residential district, then 10 feet • Accessory structure - none unless abutting a residential district, then 10 feet |
Minimum rear yard setback from the building line | • Principal structure - none • Accessory structure - none |
Maximum building height | • Principal structures - 75 feet • Accessory structures - 15 feet |
Minimum floor area per family | • 500 square feet |
