§ 17-1204 INTENSITY OF USE REGULATIONS.
   Lots in this district shall be subject to the following minimum size requirements:
   (a)   Single-family buildings, same as "R-2" District requirements (see § 17-1104(a)).
   (b)   Two-family and single-family attached buildings, same as "R-2" District requirements (see § 17-1104(b)).
   (c)   Dormitories, lodging houses, nursing homes, and boarding houses, same as "R-2" District requirements (see § 17-1104(c)).
   (d)   Multi-family buildings.
      (1)   If the building or buildings are not to be served by a public water and/or sewer system, a site plan must be submitted to the Wamego City Staff prior to the rezoning, or consideration of the development, by the Wamego Planning Commission. The recommendations of the Pottawatomie County Sanitarian shall be considered during review.
      (2)   If the building or buildings are to be served by a public water and/or sewer system, the minimum lot area is 10,500 square feet for not to exceed four families. In the case of more than four families in a multiple dwelling, there shall be at least 1,500 square feet per family.
   (e)   Minimum lot width shall be as required by the Pottawatomie County Sanitarian if served by a private water and/or sewer system.
   (f)   Where a single lot of record as of the effective date of this Title, as defined in the definitions section of this Title, has less area than that specified for multiple-family dwellings, and its boundary lines, along their entire length, touched land under other ownership on the effective date of this Title and have not since been changed, such lot may be used only for single-family dwelling purposes, or for any other non-dwelling use permitted in this district, provided the structure conforms with other yard and height requirements of this district and provided safe and effective sanitary controls can be met as determined by the Pottawatomie County Sanitarian.
