§ 17-1104 INTENSITY OF USE REGULATIONS.
   Lots in this district shall be subject to the following minimum size requirements:
   (a)   Single-family buildings.
      (1)   Buildings served by private water wells and septic systems - five acres.
      (2)   Buildings served by a public water system and a private septic system - three acres.
      (3)   Buildings served by a public water system and a public sewer system - 6,000 square feet.
      (4)   Installation of lagoon systems shall only be permitted upon review and recommendation of the Wamego Planning Commission. Said review shall consider the recommendation of the Pottawatomie County Sanitarian.
   (b)   Two-family and single-family attached buildings.
      (1)   If each building or dwelling unit is served by private water wells and septic systems - five acres each building or dwelling unit.
      (2)   If each building or dwelling unit is served by a public water system and a private septic system - three acres each building.
      (3)   If each building or dwelling unit is served by a public water system and sewer system - 3,700 square feet per dwelling unit.
      (4)   If each building or dwelling is served by a shared private water or sewer system, a basic site plan must be submitted prior to the rezoning process for Wamego City Staff and Planning Commission review, and the area minimums of divisions (b)(1) and (b)(3) above may be increased by as much as 40% prior to development. The recommendations of the Pottawatomie County Sanitarian shall be considered during review.
   (c)   Dormitories, lodging houses, nursing homes, and boarding houses shall, in addition to meeting the above requirements for single-family buildings, provide at least 500 square feet of lot area for each occupant.
   (d)   Minimum lot width shall be as required by the Pottawatomie County Sanitarian if served by a private water and/or sewer system.
   (e)   Installation of lagoon systems shall only be permitted upon review and recommendation of the Wamego Planning Commission. Said review shall consider the recommendation of the Pottawatomie County Sanitarian.
