§ 155.040 DESIGN CRITERIA.
   (A)   In addition to the Plan Commission determinations for plat approval indicated in § 155.025 of this chapter, it shall further determine if the plat conforms to the principles and standards of this chapter, which shall be deemed as minimal; and whenever the applicable requirements are higher or more restrictive, those requirements shall prevail.
   (B)   The following considerations shall be determined in reviewing a proposed plat.
      (1)   In the subdividing of land, due regard shall be shown all natural features, such as tree growth, watercourse or similar conditions, which if preserved, will add to the attractiveness and value of the development.
      (2)   Consideration shall be given to the prevention of air and stream pollution and the elimination of any other blighting characteristics. The layout of the subdivision shall be of such a nature as to protect the health, safety and general welfare of the Town and its residents.
