§ 32.02  ZONING COMMISSION.
   (A)   There is hereby created a Zoning Commission, in and for the City of Wake Village, Texas, which Commission shall consist of three members, together with the Mayor and City Secretary, who shall be members ex officio.  The members of this Commission shall serve without pay.
   (B)   Each of the members a resident citizen, qualified voter, property owner and taxpayer of the city.
   (C)   The foregoing members are hereby appointed for a term of one year.  All vacancies shall be filled by appointments to be made by the City Council, and at the expiration of the term for which each of the above members is appointed, each member shall serve until his or her successor is appointed and qualified.
   (D)   (1)   The Commission shall elect from its membership a Chairperson and a Secretary.  The Chairperson shall preside at all meetings of the Commission.  The Secretary shall perform such duties as may be required of him or her by the Commission. 
      (2)   Two members of the Commission shall constitute a quorum to transact all business. 
      (3)   The Commission shall adopt such rules and regulations for the government of the Commission as it may deem proper and necessary.
   (E)   It shall be the duty of the Commission to recommend to the City Council any and all changes, amendments, revisions and/or additions to the regulations now existing or which shall be enacted in the future by the City Council, in pursuance to Tex. Loc. Gov’t Code §§ 211.001 et seq., passed by the regular session of the Fortieth Legislature of the State of Texas, and all subsequent amendments thereto.  It shall also recommend what changes, if any, it deems necessary in the boundaries of the various districts in the city, and shall make reports to the City Council of any recommendations it deems necessary, and shall hold public hearings thereon, before submitting its final report upon the recommendations to the City Council members.  No such public hearing shall be held by the Commission until at least 15-days’ notice of the time and place of the hearing shall have been given to the parties in interest, by publishing same in an official paper or a paper of general circulation in the city.  After the public hearing, or hearings, the Zoning Commission shall submit to the City Council its final report, embracing such recommendations from time to time which it may deem appropriate and necessary.
   (F)   The Zoning Commission shall have the same powers now conferred by law by Tex. Loc. Gov’t Code §§ 211.001 et seq., and the amendments thereto.  The provisions of those Articles in so far as the same are applicable are hereby adopted.
