§ 152.05  MOBILE/HUD MANUFACTURED PARK PLAN.
   The park plans shall be approved by the City Superintendent and shall conform to the following requirements:
   (A)   The park shall be located on a well-drained site, properly graded to ensure rapid drainage and freedom from standing pools of water.
   (B)   Spaces shall be provided consisting of a minimum of 1,800 square feet for each space which shall be at least 30 feet wide and clearly defined; provided, however, that mobile/HUD manufactured home parks in existence on the effective date hereof which provide spaces having a width or area less than that hereinabove prescribed may continue to operate with spaces of the existing width and area, but in no event shall any space be less than 25 feet wide and have an area of less than 1,250 square feet.
   (C)   Mobile/HUD manufactured homes shall be so harbored on each space that there shall be at least a 15-foot clearance between each home; provided, however, that with respect to homes parked end-to-end, the end-to-end clearance may be less than 15 feet, but shall not be less than ten feet.  No home shall be located closer than 15 feet to any building within the park or to any property line boundary bounding the park.
   (D)   All spaces shall abut upon a driveway of not less than 20 feet in width, which shall have unobstructed access to a public street, alley, or highway.  Off-street parking facilities in the ratio of one and one-half spaces for each home space shall be provided.
   (E)   Walkways not less than two feet shall be provided from the home spaces to the service buildings.
   (F)   All driveways and walkways within the park shall be provided with an all-weather surface and lighted at night with electric lamps of not less than 25 watts each, spaced at intervals of not more than 100 feet.
   (G)   Each park shall provide service buildings to house the toilet, bathing, and other sanitation facilities.
   (H)   An electrical outlet supplying at least 110 volts shall be provided for each space.
   (I)   It shall be unlawful for any person operating a mobile/HUD manufactured park or occupying a mobile/HUD manufactured home to construct or permit to be constructed in the park or in connection with the home any additional structure, building, or shelter in connection with or attached to a home; provided, however, carports and awnings of canvas or metal, suitably constructed, may be attached to the home.
   (J)   Use of the mobile/HUD manufactured parks will be restricted to independent homes, with permanent water and sewer connections provided to each space, to be provided by the park.
