(A) (1) No building permit application, for the construction of a new building or extending or increasing the size of an existing building, shall be accepted unless it is accompanied by a certificate of survey signed by a registered land surveyor.
(2) The survey shall show all lot lines and existing (if any) and building lines.
(B) The following projects do not necessarily require a survey:
(1) Sheds, sunscreens, greenhouses, decks or freestanding structures 144 square feet or less or attached to main building structure not extending beyond existing walls or structure or extending to interior of lot; and
(2) Fences and screens may be constructed within existing building lines or along property boundaries with the consent of the adjoining property owner or neighbor. For boundary fences and screens, the adjoining property owners’ written consent will be required prior to issuance of a building permit.
