A non-conforming lot is one which is shown on a duly approved and recorded subdivision or parcel map or for which a deed or valid contract of sale was of record prior to the adoption of this title, having an area, frontage width or depth less than the standard for the district in which the lot is located. A non-conforming lot may be used for any permitted or conditional use, but shall be subject to all other regulations for the district in which the lot is located.
