No building shall be erected or modified, and no land shall be used except for one of the following specified uses unless otherwise provided in this chapter:
(A) All principal uses permitted in the R-1 and R-1a Districts; and
(B) Two-family dwelling constructed as a single building with no common interior spaces serving two independent living spaces and separate utility service connections.
