(A) The Board of Trustees shall not give final approval to any proposed subdivision until:
(1) The Plan Commission recommends approval or disapproval of the final plat;
(2) The Village Engineer recommends approval or disapproval of the subdivision improvement drawings and specifications;
(3) The subdivider presents his or her guarantee in accordance with these regulations and as approved by the Village Attorney; and
(4) All statutorily required approvals by other governmental agencies are received.
(B) The Board of Trustees, after receiving recommendations from the Plan Commission and Village Engineer, shall then consider the final plat of the proposed subdivision. At that time, the Board of Trustees shall approve or disapprove the final plat, and the engineering drawings and specifications, and shall clearly state the reasons for their actions.
(C) In the event the Board of Trustees disapproves either the plat or the engineering drawings and specifications, the subdivider has one year from the date of such disapproval to make the corrections and resubmit to the Board of Trustees. If not, the prior approval of the Plan Commission and/or the Village Engineer shall become null and void.
(D) The following certificate shall appear on the final plat directly below the Plan Commission certificate:
THE FINAL PLAT ENTITLED HAS RECEIVED APPROVAL BY THE BOARD OF TRUSTEES OF THE VILLAGE OF TOLONO, IL. THIS PLAT SHALL BE RECORDED WITH THE RECORDER OF DEEDS, CHAMPAIGN COUNTY, IL, WITHIN ONE YEAR OF THIS DATE, OTHERWISE THIS PLAT SHALL BECOME VOID. (E) The following certificate shall appear on the cover sheet of the engineering drawings for the subdivision:
APPROVAL BY THE VILLAGE OF TOLONO THE DRAWINGS AND SPECIFICATIONS FOR HAVE RECEIVED A RECOMMENDATION FOR (APPROVAL) (DISAPPROVAL) BY THE VILLAGE ENGINEER. VILLAGE ENGINEER DATE ATTEST DATE THE DRAWINGS AND SPECIFICATIONS FOR HAVE RECEIVED APPROVAL BY THE BOARD OF TRUSTEES. PRESIDENT, BOARD OF TRUSTEES DATE VILLAGE CLERK DATE |
(F) After approval of the final plat, drawings and specifications and receipt of all supporting documents by the Board of Trustees, the final plat may be recorded by the subdivider (in the presence of a representative of the village) with the Recorder of Deeds within one year of the date of approval, otherwise the final plat and approval shall become void.
