Planning Commission considerations shall include but not limited to the following:
(A) The location as to the impact on other businesses;
(B) The need for additional restaurants, food services, and the like in an area;
(C) If the permission is long term or to be reconsidered after a period of time;
(D) The number of similar MFU's already in an area or within the city;
(E) The appearance and quality of the construction of the MFU;
(F) Additional requirements such as parking, condition of parking, landscaping, drives, seating for patrons, layout of the property, and the like; and
(G) How the MFU fits with the current business(es) on the land or adjoining the land to be leased.
