(A) Intent and purpose. To promote this district as the commercial core of the community - as identified in the comprehensive plan - in order to meet the needs of local residents, with allowance for existing residential use; to aid in the determent of vacancies. Development and redevelopment will be permitted at high densities to reflect historic downtown development patterns. These areas will be identified on the zoning map.
(B) Regulations.
(1) Permitted uses: see Land Use Table;
(2) Permitted accessory uses: trash enclosures, detached private garages, fences, off-street parking, identification signs and incidental repair/processing/storage necessary to conduct a permitted use;
(3) Uses permitted with special restrictions: see Land Use Table;
(4) Uses permitted by conditional use permit (CUP subject to procedures in § 157.169
of this chapter): see Land Use Table. The City Council may require additional conditions for any CUP to preserve the public welfare, health and safety of the community; and
