§ 154.132 DIMENSIONAL AND BULK STANDARDS.
   (A)   Private recreational facilities are considered commercial/community facilities for the purposes of this chapter and shall meet the requirements of §§ 154.095 through 154.100: Commercial/community facilities, except as set forth in this chapter.
   (B)   Structures and lots shall meet all of the following dimensional and bulk standards: see the figure in § 154.117.)
      (1)   Minimum lot size: the minimum lot size for any use shall be one-half acre.
      (2)   Depth-to-width ratio: the maximum depth-to-width ratio for any newly created lot shall be 3:1.
      (3)   Street setback (C): 30 feet minimum from the structure to the street right-of-way line.
      (4)   Side lot setbacks (D): 30 feet minimum from the structure to the edge of adjacent residential property or ten feet to the edge of commercially zoned property.
      (5)   Rear lot setback (E): 30 feet minimum from the structure to the edge of adjacent residential property or ten feet to the edge of commercially zoned property.
      (6)   Building height (F): the maximum building height for all structures shall be 45 feet;
      (7)   Appurtenances such as spires, belfries, cupolas, antennas, water tanks, ventilators and chimneys that are usually required to be placed above the roof level and not intended for human occupancy are not subject to the height limitations of this chapter.
