(A) A building construction and alteration permit application shall be submitted to the town, be reviewed, approved or disapproved, by the Planning and Zoning Board and the Town Building Official and a building permit issued by the town.
(B) Before construction begins; the approved building permit shall be posted in a visible location at the job site and remain posted until an approved final inspection and has been issued.
(C) A building construction and alteration permit application shall be required before any of the following actions are undertaken on a new or existing building or structure:
(1) New construction of a building or other structure that is greater in footprint area of 200 square feet;
(2) New exterior building construction, additions or structural alterations;
(3) Interior alteration or replacement of an existing load bearing component of a building or structural element;
(4) Roof replacement.
(a) In kind requires validation of Class A roofing materials. In kind replacement does not require a permit.
(b) Replacement not in kind requires meeting requirements of § 150.060(G).
(5) Fences;
(6) Additional driveways or expansions of current driveways that connect to a public roadway;
(7) Demolition of structures;
(8) Commercial temporary buildings;
(9) Decks, more than 30 inches above grade at any point or that are attached to a dwelling; and/or
(10) Retaining walls over four feet in height, measured from the bottom of the footing, shall be engineered by a state licensed civil or structural engineer.
(D) All commercial buildings or structures shall have all structural calculations approved by a professional civil or structural engineer licensed in the state bearing their seal.
(E) All commercial building or structures that require a town building permit will only be issued a permit after approval by the State Department of Fire Prevention and Electrical Safety, State Fire Marshal.
