§ 155.0596 JANITOR, CUSTODIAN OR PERSON RESPONSIBLE.
   (A)   In any multi-family dwelling in which the owner does not reside, the owner shall designate a janitor, custodian or other responsible person who shall reside in the multi-family dwelling and have charge of it. However, where there exists two or more such multi-family dwellings on one parcel of land or upon two or more contiguous parcels of land, one janitor, custodian or person responsible residing in any one of the multi-family dwellings, may serve as janitor, custodian or person responsible for all of the multi-family dwellings.
   (B)   The janitor, custodian or person responsible shall be available, at reasonable hours, to the PMO and to the tenants of the multi-family dwelling. A schedule showing the name, location and hours of availability shall be posted conspicuously at the main entrance of each multi-family building.
   (C)   The PMO may waive the requirement of residency of a janitor, custodian or person responsible if the management and operation of the property has been delegated to a recognized property management company who is able to supply repair services on an emergency basis, provides regular janitorial services and posts the availability schedule required in subsection (B) hereof.
