§ 155.045 "C" CONSERVATION DISTRICT.
   (A)   The "C" Conservation District encompasses areas that are presently undeveloped or sparsely developed and that, for various reasons, should remain so for the foreseeable future.
   (B)   Some tracts of land in this district are fertile and relatively level, and best suited for agricultural pursuits.
   (C)   Other tracts in this district have the poor soils, steep slopes, inadequate natural drainage and/or other problems, or are simply so distant from existing developed areas that the provision and maintenance of roads, utilities and storm water drainage systems would be impractical or burdensomely expensive to the tax-paying public.
      (1)   One dwelling on one lot. In the "C" District, only one dwelling shall be situated on any lot.
      (2)   Lot and building requirements. Every principal building erected in the "C" District shall conform to the following requirements:

Minimum lot depth

Minimum setbacks:
   From front lot line
50 feet
   Side yards
      Minimum total setback from both side lot lines
25 feet
Minimum setback from either side lot line
7.5 feet
   From rear lot line
50 feet
Maximum building height:
35 feet (does not apply to accessory agricultural structures)
 
      (3)   Permitted uses. Agriculture, including all uses commonly classified as such, provided the requirements of § 155.121 are met.
         (a)   Cemeteries;
         (b)   Government uses of the village;
         (c)   Nurseries, greenhouses, temporary produce stands;
         (d)   Single-family dwellings; and
         (e)   Accessory uses in accordance with § 155.031.
      (4)   Special uses.
         (a)   Agricultural implement sales;
         (b)   Amusement facilities, such as go-cart tracks, miniature golf courses and the like;
         (c)   Animal hospitals;
         (d)   Churches and other places of formal worship;
         (e)   Clubs or lodges, private; but not those which have as their chief activity a service customarily carried on as a business;
         (f)   Golf courses, regulation size;
         (g)   Government uses other than those of the village;
         (h)   Home occupations;
         (i)   Institutions such as convents, retreat houses, seminaries and the like;
         (j)   Kennels, commercial;
         (k)   Nursing homes, sanitariums; and
         (l)   Utility substations.
