§ 150.21 REQUIRED EQUIPMENT IN COMMON AREAS.
   The owner or operator of any hotel, motel or apartment building shall provide the following equipment:
   (A)   Lighting in interior corridors, hallways, stairways and entrance and exit passageways and in exterior corridors, passageways and parking areas, which provides adequate illumination of the floor or ground surfaces below;
   (B)   Emergency lights, powered by batteries or suitable auxiliary emergency power source, which provide at least one footcandle illumination at floor level, shall be installed in all rooms with an occupant load of 50 or more and in interior corridors, hallways, stairways and entrance or exit passageways;
   (C)   Exit signs, powered by batteries or suitable auxiliary emergency power source, shall be installed in all exit passageways;
   (D)   Smoke detectors, of a type complying with the rules and regulations of the State Fire Marshal, and installed in conformance with § 3 of the Illinois Smoke Detector Act, being 425 ILCS 60/3 and any amendments thereto.
      (1)   Additionally, owners or operators of hotels or motels shall make available smoke detectors of a type suitable for deaf or hearing-impaired persons, in conformance with § 3(g) of such Act, being 425 ILCS 60/3(g) as may be hereafter amended.
      (2)   Smoke detectors as described herein shall be maintained in satisfactory operating condition by the owner or operator of hotels and motels.
   (E)   A fire alarm system, which includes:
      (1)   Fixed temperature detectors in attic areas, storage rooms, equipment rooms and furnace rooms;
      (2)   Rate-of-rise fixed temperature detectors in basements or cellars, spaced not more than 50 feet apart;
      (3)   A fire horn and light in each common area, corridor or hallway which is audible to persons in each hotel or motel room or in each apartment unit and is visible to persons in such common area;
      (4)   A weatherproof outside fire horn with a sign placed nearby which states “Fire Alarm - Call 911”;
      (5)   Photo-electric smoke detectors, as set forth in division (D) above;
      (6)   Fire alarm pulls or actuators at or near exits; and
      (7)   A control panel which indicates the location of the pull or actuator signal and is connected to a suitable auxiliary emergency power source and a Knox box at or near the main entrance of such hotel, motel or apartment building.
   (F)   A fire extinguishing (“sprinkler”) system throughout the building, with all entrance piping, risers and standpipes made of copper piping, not plastic and with a sufficient number of sprinkler heads to douse fires in common areas or within rooms or dwelling units, or portable, hand-operated fire extinguishers of sufficient capacity and in sufficient number and located in appropriate locations so as to be effectively utilized for extinguishing fires in common areas of within rooms or dwelling units; and
   (G)   Adequate heat, and if the structure is equipped with central air conditioning, adequate cooling in all common areas. Portable heaters of any design shall not be utilized by an owner or operator.
