1381.04 LOTS.
   (a)   The size, width, depth, shape, orientation and yards of lots shall not be less than as specified in the Zoning Ordinance for the district in which the lots are located, and shall be appropriate for the type of development and use contemplated.
   (b)   All lots shall have frontage upon an approved and improved public street; except, that in a planned unit development lots having access to a street or common parking area along a pedestrian way may be allowed if the development meets the specifications outlined in the Zoning Ordinance.
   (c)   The ratio of the depth of any lot to its width shall not be greater than two and one- half to one except for lots one acre or more in size, as to which such requirement shall be inapplicable, and except for townhouses or row housing, as defined by the revised Zoning Ordinance as the same may hereafter from time to time be amended, as to which the ratio of any lot's depth to its width shall not be greater than five to one; provided, that in the case of townhouses or row housing, minimum lot widths and minimum lot area per dwelling unit, as specified in the revised Zoning Ordinance shall, without exception, be met.
   (d)   Side lot lines shall be substantially at right angles or radial to street lines, unless a variation from this rule will give a better street or lot plan.
   (e)   Double frontage and reverse frontage lots should be avoided, except where essential to provide separation of residential development from arterial streets and highways or to overcome specific disadvantages of topography and orientation. A planting screen easement of at least eight feet, across which there shall be no right of access, shall be provided along the line of lots abutting such an arterial street or highway or other disadvantageous use.
   (f)   Corner lots shall have sufficient extra width to permit appropriate building setbacks from both streets.
   (g)   Where a watercourse separates the buildable area of a lot from the street by which it has access, provision shall be made for the installation of a culvert or other structure of design approved by the Planning Commission.
