(a) Permitted Construction. In any district other than a residential district, notwithstanding the limitations imposed by other provisions of this Zoning Ordinance, a building designed for any permitted use in such district may be erected on a prerecorded nonconforming lot as defined in Section 1347.03.
(b) Compliance with District Regulations; Side Yard Requirements. When construction is permitted by subsection (a) hereof, such building shall comply with all regulations applicable in the district in which the lot in question is located; provided, that the width of any required side yard need not be greater than that derived by applying the following equation, where "x" = the side yard width:
