(a) Prohibited Locations. Within the territorial limits of the regulations under this Zoning Ordinance, no building, structure or land shall be used and no building or structure shall be erected or altered which is intended or designed to be used as a neighborhood or community garage, a public garage or automobile repair shop or an automotive service station or parking lot, having an entrance or exit for vehicles within fifty feet of any school, public playground, church, hospital, public library or institution for dependents or for children.
(b) Garages Permitted in Residential Districts. In any residential district, only a private garage or group garage shall be permitted.
(c) Standards for Private Garages.
(1) In a private garage, garage space for three self-propelled vehicles or trailers may be provided on any lot. A resident family may lease to a person not a resident on the lot space for one noncommercial vehicle.
(2) In any residential district, a private garage may be built across a common lot line by mutual agreement between adjoining property owners. Also, a private garage may be built across a common lot line(s) where one individual is the owner of all lots involved.
(3) All detached garages shall be within the minimum front and side yard requirements as provided in this ordinance.
(d) Diesel Stations and Garages. No station or other establishment selling diesel fuel to tractor-trailers shall be permitted without a special permit from the Planning Commission.
(e) Service Stations. Uses permissible at a service station shall not include major mechanical and body work, straightening of body parts, painting, welding, storage of automobiles not in operating condition or other work involving noise, glare, fumes, smoke or other characteristics to an extent greater than normally found in service stations. A service station is hereby declared not to be a repair and service garage, nor a body shop.
