(a) Permitted Uses. A building or premises in the R-4 District shall be used only for the following purposes:
(1) Any use permitted in the R-2 District.
(2) One single-family residential dwelling per lot.
(3) Schools and colleges, including dormitories.
(4) Public parks and playgrounds.
(5) Public libraries, art galleries or museums.
(6) Cemetery expansion only if the cemetery existed at the time of the adoption of this Zoning Ordinance.
(b) Permitted Accessory Uses. The following uses shall be permitted in the R-4 District:
(1) Any accessory use permitted in the R-2 District.
(2) Accessory buildings that are located on the same lot as is the principal building.
(c) Conditional Uses. The following uses shall be permitted in the R-4 District only by special permit:
(1) Any conditional use permitted in the R-2 District.
(2) Public utility uses.
(3) Community swimming pools.
(4) Community buildings.
(5) Broadcasting towers and equipment.
(6) Nursing homes.
(7) Cemeteries.
(8) Home occupations other than the individual pursuit of the arts.
(9) Planned unit developments.
(10) Restricted accessory parking areas.
