979.15 SETBACK REQUIREMENTS AND OFF-STREET PARKING.
   Buildings and off-street parking shall be designed, constructed and maintained, in whole or in part, with the following setbacks from adjacent property lines not in the Rockside Road South PUD District:

   NOTE: There shall be no setback requirements from internal streets/rights-of-way within the Rockside Road South PUD District.
   Off-street parking shall be based upon an independent demand study and shared parking analysis provided by the developer. Such independent professional study shall analyze the maximum peak residential commercial, office and retail uses and may allow an overlap based on shared parking analysis principles. On-street parking may be permitted and included in the parking ratio calculations based upon the site layout and as part of the Final Development Plan approval.
   The total number of parking spaces shall be incorporated into the Final Development Plan. If the developer proposes parking less than the minimum standards set forth below, the City may engage an independent professional analysis of the developer's parking study in arriving upon the final agreed parking requirements which are incorporated into the Final Development Plan.
