Land and buildings shall be used only in accordance with the lot area regulations, and buildings shall be erected, altered, moved and maintained only in accordance with the area, yard and building height regulations set forth in the following schedule:

(a) Yards fronting on major arterial, collector and local collector streets shall have a depth of fifty feet. Yards fronting on local streets and private drives shall have a depth of twenty-five feet. Front building setbacks on private drives shall be measured from the nearest edge of the street or sidewalk pavement.
(b) The minimum separation between the exterior walls of the adjacent attached cluster unit buildings shall not be less than twenty feet. Detached cluster unit buildings shall have a minimum separation of not less than ten feet. Cluster dwelling units shall be set back not less than thirty-five feet from any adjacent property line.
(c) Side and rear yards adjacent to residentially zoned property shall have a depth of not less than fifty feet. In other zoning districts, side and rear yards shall have a depth of not less than thirty-five feet. (Ord. 111-2014. Passed 7-28-14.)
