999.04 YARD REGULATIONS.
   (a)    The location of any property used or to be used for educational and/or religious purposes shall be planned so as to interfere as little as possible with the use of nearby property and with pedestrian and vehicular traffic on the nearest streets.
   (b)    The front building setback from the street line of a lot used for religious and/or educational purposes shall be at least equal to twenty percent of the average depth of lots having their front lines on such street, but in no event may such setback line be less than the setback lines of the lots abutting on either side of such lot. The area between such setback line and the street line must remain unoccupied except for necessary drives, and shall not be used for parking purposes.
   (c)    Each lot used for religious and/or educational purposes shall have a rear yard unoccupied by any structure equal to the height of the main building, exclusive of towers, steeples, cornices or similar features, but in no event shall the rear yard be less than fifty feet.
   (d)    The side yards of a lot used for religious and/or educational purposes shall be at least fifteen feet wide. However, if such lot is a corner lot then the side yard of the corner lot lying along the street shall be at least thirty feet wide and the side yard of the corner lot lying along the interior yard shall be at least fifteen feet wide.
