For purposes of this chapter a lot or parcel of land is used for:
(a) Educational purposes if it is used exclusively for the instruction or training of individuals for the purpose of improving or developing their capabilities, or the instruction of the public on subjects useful to individuals and beneficial to the community and the organization conducting the educational activities has a regularly scheduled curriculum, a regular faculty and a regularly enrolled student body in attendance at the place where the educational activities are regularly carried on.
(b) Religious purposes if it is used for the operation of a church, synagogue, worship hall or other activity that is conducted exclusively for religious purposes. A religious purpose does not include the conducting of a trade or business, the conduct of which is not substantially related to the exercise or performance of a religious purpose.
