Variation in specific cases of practical difficulty or unnecessary hardship, in addition to other proper variations, shall include the following:
Use
(a) Permit the location of a one-story storage garage in a Residence District; provided, that, when such permit is issued there shall be on file with the Board the consents, duly signed and acknowledged, of the owners of sixty (60) percent of the land within the area deemed by the Board to be specifically affected by such garage.
(b) Grant, in undeveloped sections of the Municipality, a temporary and conditional permit for not more than a two-year period, for structures and uses that do not conform to the regulations herein prescribed for the district in which they are to be located. Such permit maybe renewed, if the general conditions of the neighborhood have remained practically unchanged.
(c) Permit in any district, such modification of the requirements of this Zoning Code as the Board may deem necessary to secure an appropriate development of a lot where adjacent to such lot there are buildings or uses that do not conform to the regulations of this Zoning Code.
(d) Permit the extension of a building or use into a more restricted district immediately adjacent thereto, but not more than fifty (50) feet beyond the boundary line of the district in which such building or use is authorized.
Area.
(e) Permit such modification of the lot area or the yard width regulations as may be necessary to secure an appropriate improvement of a parcel of land that is of such restricted area that it cannot be appropriately improved without such modification, which parcel was separately owned at the time of the passage of this Zoning Ordinance or is adjacent to buildings that do not conform to the aforesaid regulations.
Height.
(f) Permit the erection of an addition to an existing building to the same height above the grade level as such existing building where such addition is essential to the completion of such building as originally planned.
(g) Permit the extension upward of a building existing at the time of the passage of this Zoning Ordinance by the construction of additional stories above the height limit herein prescribed, if the original plans approved by the Commissioner of Buildings provided for such additional stories and such buildings were actually designed and constructed to carry such additional stories.
