Within a Commercial District, no building or land shall be used, and no building shall be erected, altered or designed in whole or in part, except for one or more of the following uses, as set forth in this chapter.
(a) Any use permitted in a Residence District.
(b) Two-family dwellings.
(c) Apartment houses.
(d) Retail stores.
(e) Restaurants, tearooms and soda fountains.
(f) Professional offices.
(g) Real estate, insurance, public utility and general business offices and banks.
(h) Barber shops, beauty shops, photographic studios, tailors, dry cleaning pickup agencies, laundry pickup agencies, shoe repair, upholsterers, electrical appliance repair, watch and jewelry repair, plumbers, cold storage lockers and newspaper or job-printing establishments.
(i) Funeral homes, including crematoriums.
(j) Nurseries and greenhouses.
(k) Self-service laundries and dry cleaning establishments, provided a use permit is obtained from the Planning Commission.
(l) Utility substation, provided a use permit is obtained from the Planning Commission.
(m) Garages or automobile stations for the sale of gasoline, oil and accessories provided a use permit is obtained from the Planning Commission. A use permit shall be granted only if the Commission finds that:
(1) The proposed station is not located within 200 feet of any school, public playground, public library or church;
(2) Any automobile repair activities will be adequately controlled, as to type and location, in a manner that will protect the neighborhood from
excessive noise, vibration, fumes, smoke or other obnoxious characteristics;
(3) The location of the proposed site, and of the proposed driveways will not be hazardous to vehicular or pedestrian traffic.
