§ 155.459 LOT COVERAGE.
   (A)   Lot coverage shall be measured from a plot plan showing all buildings and structures on the lot, submitted by the property owner or his authorized agent. Lot coverage shall be measured by calculating the lot area and dividing this figure into the area of all buildings and structures on the lot. The area of buildings and structures shall be obtained by measuring the roof area in a horizontal plane, of all buildings and structures on the lot. Pavements, walks, uncovered parking areas, and similar elements shall not be calculated as building areas.

   (B)   No building or structure shall be erected, reconstructed, altered, relocated, remodeled or enlarged if said building or structure would result in a lot coverage greater than the maximum permitted in the zone in which said building or structure is located.

   (C)   The buildings or structures on a lot which on the effective date of this chapter, or any subsequent amendments thereto, has a lot coverage greater than permitted by this chapter, shall not be altered, reconstructed or remodeled if said alteration, reconstruction or remodeling would result in an increase in lot coverage.
