For the purpose of this Code, certain abbreviations, terms, phrases, words and their derivatives shall be construed as defined in the locally adopted model code in this section. Words used in the singular include the plural, and the plural the singular. Words used in the masculine gender include the feminine, and the feminine the masculine.
(1) "Accessory structure" means a building, the use of which is incidental to that of the main building and which is located on the same lot.
(2) "Approved" means approval by the Building Official as the result of investigation and tests conducted by him/her, or by reason of accepted principles or tests by nationally recognized organizations.
(3) "Approved agency" means an established and recognized agency regularly engaged in conducting tests or furnishing inspection services, when such agency has been approved by the Building Official.
(4) "ASTM" means the American Society for Testing and Materials.
(5) "Attached garage" means an accessory structure physically connected to and touching its primary building which is designed and/or utilized for the keeping, storage and/or maintenance or repair of motor vehicles, excluding facilities or structures designed and/or utilized for the storage, keeping and/or maintenance or repair of boats.
(6) "Area of human occupation" means an area within a building or structure which is designed and/or utilized as a place of human occupation or staying.
(7) "BIA" means the Brick Institute of America.
(8) "Boathouse" means a structure overhanging or appurtenant to Lake Erie, Sandusky Bay and/or a channel or other body of water connecting thereto within which a boat is or may be kept or stored.
(9) "Boatport" means an open-sided roofed boat shelter usually formed by an extension of the roof from the side or end of a building. Also an open-sided roofed boat shelter independent of any attached structure.
(10) "Balcony (exterior)" means an exterior floor system projecting from a structure and supported by that structure, with no additional independent supports.
(11) "Building" means any structure or portion thereof, which is used, or designed or intended to be used for human habitation, for living, sleeping, cooking or eating purposes, or any combination thereof, or which is suitable for human occupation, and includes structures accessory thereto.
(12) "Building, existing" means a building erected prior to the adoption of this Code.
(13) "Building Official" means the officer or other designated authority charged with the administration and enforcement of this Code. The Building Official shall be licensed or certified as required by the State.
(14) "Residential Code of Ohio” means the Residential Code of Ohio for One-, Two- and Three-Family Dwellings, including all Appendices, promulgated by the Ohio Building Officials Association, 2004 Edition, as the same may from time to time be amended or replaced by the Ohio Building Officials Association, or any successor organization.
(15) "Ceiling height" means the clear vertical distance from the finished floor to the finished ceiling.
(16) "Court" means a space, open and unobstructed to the sky, located at or above grade level on a lot and bounded on three or more sides by walls or a building.
(17) "Deck" means an exterior floor system supported on at least two opposing sides by an adjoining structure and/or posts, piers or other independent supports.
(18) "Dwelling" means any building which contains one, two or three dwelling units used, intended or designed to be built, used, rented, leased, let or hired out to be occupied, or which are occupied for living purposes.
(19) "Dwelling unit" means a single unit providing complete independent living facilities for one or more persons including permanent provisions for living, sleeping, eating, cooking and sanitation.
(20) "Family" means either an individual, two or more persons who live together in one dwelling unit, and maintain a common household, related by blood, marriage or adoption; or not more than three persons not related by blood, marriage or adoption. Servants having common housekeeping facilities with a family consisting of an individual or two or more persons related by blood, marriage or adoption, are a part of the family for this Code.
(21) "Fire protection" means the provision of construction safeguards and exit facilities; and the installation of a fire alarm or a fire detecting device to reduce the fire risk and the conflagration hazard.
(22) "Fire protection system" means a system including systems, devices and equipment to detect a fire, actuate an alarm or suppress or control a fire or any combination thereof.
(23) "Fire resistance rating" means the time in hours or fractions thereof that materials or their assemblies will resist fire exposure as determined by test procedures set forth in ASTM E119.
(24) "Fire separation wall" means a fire-resistance rated assembly of materials having protected openings and designed to restrict the spread of fire.
(25) "Firewall" means a fire-resistance rated wall, having protected openings which restrict the spread of fire and which extends continuously from the foundation to or through the roof, constructed of noncombustible materials.
(26) "Grade" means the finished ground level adjoining the building at all exterior walls.
(27) "Grade floor window" means a window located such that the sill height of the window is not more than forty-four inches above or below the finished grade adjacent to the window.
(28) "Guardrail system" means a system of building components located near open sides of elevated walking surfaces.
(29) "Habitable room" means any room meeting the requirements of this Code for sleeping, living, cooking or dining purposes, excluding such enclosed places as closets, pantries, bath or toilet rooms, hallways, laundries, storage spaces, utility rooms and similar spaces.
(30) "Handrail" means a horizontal or sloping rail grasped for guidance or support.
(31) "Heat detector" means a device that detects abnormally high temperature or rate-of-temperature rise.
(32) "Hot water" means water at a temperature of not less than 120 degrees Fahrenheit.
(33) "Kitchen" means an area used, or designated to be used, for the preparation of food.
(34) "Listed" and "listing" means equipment which is shown in a list published by an approved testing agency qualified and equipped for experimental testing and maintaining an adequate periodic inspection of current productions and whose listing states that the equipment complies with nationally recognized standards.
(35) "Loads, live and dead" means:
A. "Deadload" means the weight of the walls, partitions, framing, floors, ceilings, roofs and all other permanent stationary construction entering into and becoming a part of the building.
B. "Live loads" means all loads except dead and lateral loads.
(36) "NBS" means the National Bureau of Standards.
(37) "NCMA" means the National Concrete Masonry Association.
(38) "OBC" means the Ohio Building Code.
(39) "Occupied space" means the total area of all buildings or structures on any lot or parcel of ground projected on a horizontal plane, excluding permitted projections as allowed by this Code.
(40) "Smoke detector" means a device that detects the visible or invisible particles of combustion.
(41) "Solid masonry" means load-bearing or nonload-bearing construction using masonry units where the net cross-sectional area of each unit in any plane parallel to the bearing surface is not less than seventy-five percent (75%) of its gross cross-sectional area. Solid masonry units shall conform to ASTM C55, C62, C73, C145 or C216 as defined in the Residential Code of Ohio.
(42) "Story" means that portion of a building included between the uppersurface of any floor and the uppersurface of the floor next above, except that the topmost story shall be that habitable portion of a building included between the upper surface of the topmost floor and the ceiling or roof above.
(43) "Story (first)" means the lowermost story entirely above the grade.
(44) "Townhouse" means a single-family dwelling unit constructed in a row of attached units separated by property lines and with open space on at least two sides.
(45) "Window" means a glazed opening, including portions of glazed doors.
(46) "Yard" means an open, unoccupied space, other than a court, unobstructed from the ground to the sky, except where specifically provided by this Code, on the lot on which a building is situated.
