8-3-4: YARDS:
   A.   Front Yard: Each lot in the residential district shall have a front yard of not less than twenty five feet (25').
   B.   Side Yards: Each lot in the residential district shall have two (2) side yards, one on each side of the building. For every dwelling hereafter erected or structurally altered which does not exceed one and one-half (11/2) stories, each side yard shall have a width of not less than five feet (5'). For every dwelling which has two (2) stories, each side yard shall have a width of not less than eight feet (8'). For every dwelling of two and one-half (21/2) stories, each side yard shall have a width of at least ten feet (10'). The foregoing requirements for side yards shall be subject to the following modifications:
      1.   The width of each side yard may be reduced to ten percent (10%) of the width of any of the following parcels, but in no case shall the width of any such yard be less than four feet (4'):
         a.   Any parcel of an average width of less than forty feet (40'), which parcel was under one ownership at the effective date hereof when the owner owns no adjoining land.
         b.   Any parcel which includes not less than one entire lot as shown on any subdivision plat recorded in the office of the register of deeds prior to the effective date hereof.
         c.   Any parcel shown as a lot on any subdivision plat recorded in the office of the register of deeds after approval by the city council in accordance with law.
      2.   On a corner lot adjacent to a key lot, the side yard on the street side of such corner lot shall have a width in addition to that hereinbefore specified so that the total width of such side yard shall be equal to not less than fifty percent (50%) of the front yard depth required for the lots to the rear of such corner lot, to a maximum width required of twelve feet (12') for such side yards; but this regulation shall not be so applied as to reduce the buildable width after providing the required interior side yard of any such corner lot to less than twenty feet (20').
      3.   In case a dwelling is so located on a lot that its front or rear faces any side lot line, the dwelling shall be not less than twenty five feet (25') from the lot line.
      4.   A church, library, museum, school, or memorial building shall have a side yard of twenty five feet (25') on each side adjoining a dwelling or vacant land.
   C.   Rear Yard: Each lot in the residential district shall have a rear yard of a depth equal to twenty percent (20%) of the depth of the lot to a maximum required depth of twenty five feet (25') for such yard. (Ord. 16, 10-23-1970)
