   Figure 1, “Lot Area, Ground Floor Area, Lot Width, Lot Coverage, Minimum Yard Requirements, and other Development Standards for Dwelling, Businesses and Industrial Uses”, shows the minimum lot areas, area per unit, ground floor area, lot widths, lot coverage, front yard depths, side yard widths, rear yard depths, height limits and other standards and dwellings, businesses and industrial uses for the various districts.

NOTES TO TABLE:
Note 1: Business uses in the RB District and IB District require approval of the Board of Zoning Appeals in accordance with special exception procedure.
Note 2: “Arterial” and “Other Streets” refer to thoroughfare classifications in the Thoroughfare Plan of Ripley County, Indiana - 2004. The depth of the front yard is measured from the proposed right-of-way line (see §§ 156.420 through 156.423 of this chapter) or front lot line to the building line. Arterial streets include state highways, major and minor arterial thoroughfares, and collector or feeder thoroughfares; other streets include residential streets or thoroughfares.
Note 3: For purposes of Figure 1 in relation to I-1 and I-2 setback requirements, a residence district shall include an area zoned A-l, A-2, FR, R-l, R-2, R-3, LB and RB. All setback requirements in the industrial zones, I-1 and I-2 are 100 feet from the property lines side and rear. Where the side or rear property line of I-1 or I-2 zoned property adjoins another I-1, I-2 or GB zone, said side or rear setback/s shall be 20 feet from each such property line where there is an adjoining and/or existing I-1, I-2 or GB zone. For any I-l or I-2 zone that has a front yard adjoining or facing another I-1 or I-2 zone the minimum set back for the front yard shall be the same for all other zones being 40 feet when abutting an arterial and 25 feet when abutting all other streets.
