(a) Applications for all building permits for new construction or remodeling of existing structures shall be accompanied with a site plan showing the description of the land and description of the proposed building so as to readily identify and definitely locate the lands and buildings, which plan shall also show the distances from side lot lines and adjacent buildings on the same lot or adjacent lots and the location of any existing rights of way. Allow two weeks for inspection of site.
(b) Applications for all new proposed commercial buildings must be accompanied by plans and specifications, including interior layout, types of interior and exterior building materials, plumbing and wiring and overall site plan showing land shape, size and location, building location and orientation and parking area, if any. Site plans should show existing utility connections, storm water control, availability of existing adequate infrastructure and a copy of approved grading plan if required for site preparation. Such proposed commercial building applications shall be submitted to the Planning and Zoning Commission, which shall review the plans for conformance with City Code requirements. The Commission shall complete said plan-review and order the issuance or rejection of a permit within thirty days of application and plan submittal. Issuance can be accelerated to less than thirty days if review is possible in less time. In the event of rejection, the Commission shall inform the applicant of needed alterations to bring the plan into compliance with the City Code.
(c) Applications for building permits for new construction or additions to existing structures, occupying 2,000 square feet or more, shall include with the site plan required under subsection (a) above, a specific plan and description of the proposed storm drainage system for the structure.
