§ 165.485 GENERAL.
   (A)   Purpose and intent; general. A planned development zoning district may be used to provide for:
      (1)   A development with complex mixes of land uses, or mixes of land uses within buildings;
      (2)   A development on:
         (a)   A unique geological feature;
         (b)   A site with notable quality natural features; or
         (c)   A site with notable quantity of natural features.
      (3)   A development with a notably unique or innovative design.
   (B)   Process outline. The three steps of the planned development process are listed below and explained in detail in the following sections.
      (1)   Section 165.486 (Planned Development District Ordinance and Establishment Plan);
      (2)   Section 165.487 (Planned Development Detailed Development Plan); and
      (3)   Section 165.488 (Planned Development Final Development Plan).
