(A) Permitted uses.
(1) Predominantly in line with the permitted uses and special exception uses in the base zoning district;
(2) Predominantly in line with the city’s Comprehensive Plan;
(3) Compatible with surrounding land uses (if developed) or adjacent zoning districts (if not developed); and
(4) Flexible only to the extent permitted in this subchapter.
(B) Development standards.
(1) Generally consistent with the intent of the base zoning district;
(2) Predominantly in line with the city’s Comprehensive Plan;
(3) Compatible with surrounding land uses and adjacent zoning districts; and
(4) Flexible only to the extent permitted in this subchapter.
(C) Design standards.
(2) Flexible only to the extent permitted in this subchapter.
(D) Construction standards. Fully in compliance with the city’s construction and engineering standards.
