(a) In accordance with Section 4.12(a) of the City Charter, the Residential Code of Ohio for 1, 2, and 3 Family Dwellings, as adopted by the Ohio Board of Building Standards, and as may be amended hereafter, is hereby adopted and incorporated by reference.
(b) In accordance with Section 4.12(b) of the City Charter, the Building Official shall file a copy of this code with the Clerk of Council, and shall file all revised versions of this code whenever it is revised or amended by the Ohio Board of Building Standards.

The purpose of this code is to establish rules and regulations for the construction, alteration, removal, demolition, equipment, use and occupancy, location and maintenance of residential buildings and structures.

Wherever used in the Residential Code of Ohio 1, 2 and 3 Family Dwellings adopted in Section 1325.01, the following terms shall have the meanings respectively ascribed to them.
(a) “Authority having jurisdiction” means the City of Reynoldsburg.
(b) "Board of Appeals" means the Board of Zoning and Building Appeals of the City of Reynoldsburg.
(c) "Building Official" means the Building Official of the City of Reynoldsburg.
(d) "Governing body" means the City of Reynoldsburg.
(e) "Structure" means anything constructed or erected with a fixed location on the ground or attached to something having a permanent location on the ground. Structures include, but shall not be limited to, antennas, buildings, fences, signs, towers, and walls.
(f) "Structure, Accessory" means a structure located on the same lot with, and of a nature customarily incidental and subordinate to, the main structure. Accessory structures include, but shall not be limited to, an antenna, a deck, a garage, a swimming pool, a sign, a shed, and a tower.
