Each mobilehome space shall have a minimum width of fifty feet (50') and a minimum depth of eighty feet (80'). The minimum area shall be four thousand (4,000) square feet, except that, in order to provide for greater flexibility in the design of mobilehome spaces, thus offering variety for the placement of different sizes and configurations of mobilehomes, the depth, width and area requirements of the spaces may be varied up to twenty percent (20%) of the required minimums, provided the average area of all spaces combined is equivalent to the required minimum.
