The H-I Heavy Industrial District is established as a district in which the principal use of land is for heavy industries that by their nature may create some nuisance and which are not properly associated with nor compatible with residential, business, office and institutional and light industrial districts.
(A) Permitted uses.
(1) Any use permitted in the L-I Industrial District;
(2) Coal yards;
(3) Concrete manufacturing and storage;
(4) Farm machinery assembly, repair and sales;
(5) Feed, fertilizer and flour mills;
(6) Lumber and saw mills;
(7) Livestock sales pavilion;
(8) Paper, pulp, cardboard, building board or metal processing or manufacturing;
(9) Petroleum, bulk storage, provided all local and state fire codes are met;
(10) One single-family dwelling or 1 mobile home per recorded property, providing the following standards are met:
(b) The rental or lease of mobile homes or single-family dwellings shall be prohibited.
(11) Quarrying or mining;
(12) Railroad freight yards, terminals, and classification yards;
(13) Slaughterhouses; and
(14) Uses and buildings customarily accessory to the above permitted uses.
(B) Special use. After a public hearing as required in § 157.012(G)(4), other uses may be permitted under a special use if, in the opinion of the Zoning Authority, the proposed use is not offensive or incompatible in keeping with the character of the district.
(C) Dimensional requirements.
(1) Lot area. Minimum required lot area shall be 43,560 square feet or 1 acre.
(2) Lot width. Minimum required lot width shall be 100 feet.
(3) Yard requirements.
(a) Front yard:
1. Structure: 50 feet; and
2. Signs: 25 feet.
(b) Minimum required width of side yard shall be 15 feet.
(c) Minimum required depth of rear yard shall be 25 feet.
(4) Maximum lot coverage. The maximum lot coverage for principal structure and accessory
buildings shall be 30%.
(5) Building height. No building shall exceed 35 feet in height except for flagpoles, antennas, chimneys and similar accessories to buildings, which are exempt from this height limitation.
(D) Required buffers. A visual buffer in accordance with that provided in § 157.021 is required for all permitted storage yards and automobile wrecking and salvage operations in the H-I District existing prior to 7-27-1998 when wrecking and salvage was still allowed in the H-I Zoning District.
